Pages that open before a bidder gives up

Custom-coded pages served from the edge, 90+ PageSpeed guaranteed, even when sale-day traffic spikes.

Why speed matters more on auction day than any other day

Traffic to an auction site is never even. It sits quiet for weeks and then spikes hard in the last 48 hours before a sale closes, when every interested bidder pulls up the lot page at once, often on a phone with a weak connection at a property showing. Every page on this site is custom coded, ships almost no JavaScript, and is served from Cloudflare's global edge, so it holds up the same way at peak as it does on a quiet weekday. We guarantee a 90+ Google PageSpeed score on both mobile and desktop, not as a launch-day snapshot but as an ongoing standard.

What slows an auction site down, and why it never happens here

Most slow auction sites are slow for the same three reasons: an oversized hero photo on every lot page, a page builder loading scripts a visitor never uses, and a third-party bidding widget that blocks the rest of the page from rendering until it loads. We compress and serve every image at the right size for the device requesting it, write no more JavaScript than a page actually needs, and load any external bidding platform in a way that does not hold the property details hostage to a slow third-party script.

A dedicated page for every lot

Every property gets its own page with photos, terms and status, not a shared line on a PDF flyer.

One page per property, built to be shared and to rank

A lot listing page carries the address, opening bid or starting terms, sale date and format, photos, and any disclosures you provide, all on a page with its own URL that can be shared directly, texted to a bidder, or linked from a listing service. Because it is a real indexed page rather than a line inside a PDF flyer, it can also rank in search for the property address and for the county it sits in, work a static document can never do on its own.

Status that changes with the sale, not after it

A lot page carries a status field, so a listing can read as scheduled, live, sold, postponed or withdrawn, and that status is the first thing a returning visitor sees. When a sale closes we do not delete the page; it moves into a past sales archive that keeps building a public record of the firm's sale history, which also keeps those pages contributing to search visibility long after the auction itself is over.

Available on: Lot Sheet, Sale Day, Full Docket

Pages built around county and sale type

A page for every county you sell in and every format you run, so search has something specific to rank.

Why "auctions near me" needs a page, not a paragraph

A bidder searching for auctions in a specific county is not looking for your homepage; they are looking for evidence that you run sales there. A page built for that county, crossed with the sale types you run in it (estate, foreclosure, land, commercial), gives search engines something specific to match and gives the bidder a page that answers their exact question instead of a general overview they have to dig through.

Built to grow as your service area does

When you start selling in a new county or add a new sale format, we build the matching page rather than folding it into an existing one, so the site's structure keeps pace with the business rather than needing a rebuild every time coverage expands. Each new page is one of your included monthly revisions.

Available on: Lot Sheet, Sale Day, Full Docket

Bidder registration and deposit request form

A registration form that collects what a bidder needs to provide before deposit and terms are handled off-site.

A clear first step for a first-time bidder

Bidder registration is often the first place a new visitor drops off, because they are unsure what is required before they can bid. The registration form collects the contact and identification details you specify, states the deposit requirement in plain terms, and confirms submission clearly, so a bidder knows exactly where they stand before your team follows up to complete the process.

Routed to your CRM, not left in an inbox

Every registration and inquiry lands directly in the CRM you already use, connected by direct API, Zapier or Make, so nothing about a bidder's interest sits unread in a shared inbox while a sale date approaches.

Available on: Lot Sheet, Sale Day, Full Docket

Weekly updates while a sale is live

Lot status, opening bids and new photos updated on a weekly cadence as a sale approaches, not just at launch.

A listing that stays current through the whole sale cycle

A property page written once and never touched again drifts out of date the moment a detail changes: a new inspection date is set, a reserve is adjusted, or additional photos come in from a final walkthrough. We update your listings weekly, so the page a bidder reads three days before the sale reflects the sale as it actually stands, not as it stood when the page first went live.

What counts as a weekly update

A weekly update covers status changes, new or replaced photos, corrected figures, and adjustments to sale terms you send us. Anything larger, like a new lot page or a redesigned section, is handled as one of your monthly revisions instead, so the weekly cadence stays focused on keeping existing listings accurate.

Available on: Lot Sheet, Sale Day, Full Docket

Researched articles that build trust before bid day

2 to 3 cited articles a week on auction process, county market context and buyer education, depending on plan.

Why an auction firm needs a blog at all

A first-time bidder or a family considering an estate sale often searches general questions long before they search for a specific firm: how does a property auction actually work, what does "sells absolute" mean, what happens if I am the high bidder. Answering those questions on your own site, in cited, well-researched articles, puts your firm in front of that search traffic while it is still forming an opinion, rather than only competing for traffic once someone already knows your name.

What the articles actually cover

Articles cover auction process and terminology, what to expect at registration and on sale day, general market context for the counties you serve, and plain-language explainers on sale formats like absolute, reserve and online-only bidding. Every figure in an article is cited to a real, checkable source; we never invent a statistic to fill space. Lot Sheet and Sale Day include 2 researched articles a week at 2,500 to 3,200 words; Full Docket runs 3 a week under the Content Engine.

Available on: Lot Sheet, Sale Day, Full Docket

Hosting, security and uptime, handled

Cloudflare hosting with SSL, CDN, DDoS protection and unmetered bandwidth, all inside the monthly fee.

Nothing to patch, renew or configure

Your site runs on Cloudflare's global network with SSL, a content delivery network, DDoS protection and unmetered bandwidth, all included in the monthly fee with nothing itemized separately. There is no server to patch, no SSL certificate to renew, no plugin to update, and no bandwidth overage to watch for, which matters most on the exact days your traffic spikes: the final hours before a sale closes.

One domain, included

A domain is registered free in your name for as long as your plan is active, or we point your existing domain at the new site with no disruption to anyone who already has your address saved. If you ever leave, the domain transfers to you at no charge.

The AI Engine: answers for bidders around the clock

An AI receptionist and site chat that answer registration and terms questions when your team is off the phone.

Answering the questions that come in at 9pm the night before a sale

Registration questions and terms questions do not wait for business hours, especially the night before a sale closes. The AI receptionist, site chat, and SMS, Messenger and Instagram AI agents answer common questions about registration steps, deposit requirements, sale-day logistics and general terms, and hand anything that would amount to advice on a specific property or legal situation to a person on your team. A2P 10DLC carrier registration for text messaging is filed for you.

A call-analysis PDF after every call

Every call the AI receptionist takes is summarized into a PDF: who called, what they asked, and what they were told, so your team can review activity without listening to every recording, and so nothing a bidder asked gets lost between the call and your next check-in.

Available on: Sale Day, Full Docket

The Content Engine: articles, social and profile management

3 researched articles a week, 3 social image posts a week, 2 reels a week, and a managed Google Business Profile.

A content program, not just a blog

On Full Docket, the article program steps up to 3 researched pieces a week at 2,500 to 3,200 words, paired with 3 social image posts a week and 2 short-form reels a week built from your listings and sale activity, so the same content that supports search visibility also gives your firm something to post consistently across social channels.

Your Google Business Profile, kept current

We manage your Google Business Profile directly: posting sale updates, keeping hours and contact details accurate, and responding to the kind of profile activity that affects local search visibility, so that channel stays active without becoming one more task on your team's list.

SEO, AEO and GEO: found by search engines and AI assistants

Technical and on-page SEO, county pages, answer-first content, structured data and an llms.txt file, set up on your site and kept current.

SEO: the pages a bidder searches for actually exist

Technical SEO (clean URLs, a sitemap, canonical tags, fast pages, no broken links) and on-page SEO (one clear topic per page, descriptive titles, headings and image text) are built in from the first day. The bigger lever for an auction firm is location pages: a page for each county you sell in, and for the sale types you run there, built on your own site. A bidder searching for land auctions or foreclosure sales in a specific county finds a page written for exactly that search, rather than a homepage trying to rank for everything at once.

AEO and GEO: the answer an assistant can quote

Answer engine optimization means every page leads with a direct answer, carries a visible FAQ block and uses structured headings, so a search engine can lift it into a featured snippet or a voice answer. Generative engine optimization is the same discipline aimed at AI assistants such as ChatGPT, Claude, Perplexity and Google AI Overviews: consistent names for your firm and your sale types, plain facts that can be quoted, cited sources, and an llms.txt file that tells an assistant what your site covers. No one can guarantee a place in an AI answer; this is what makes one more likely.

Structured data on every page type

We add JSON-LD structured data generated from the same data the page shows: Organization or LocalBusiness for your firm, Service for what you offer, FAQPage where questions are answered, BreadcrumbList on inner pages, and Review markup only for real reviews. Structured data is how a search engine confirms what a page is about, and it is what makes rich results possible.

Compliance pages that come with your site

Privacy policy, terms, cookie consent that really blocks scripts, an accessibility statement, TCPA wording on text forms and auction terms pages, built in.

The pages every site needs, written for an auction firm

Your site launches with a privacy policy, website terms of use and a cookie policy, and the cookie banner genuinely holds analytics and marketing tags back until a visitor agrees. It also carries an accessibility statement, and the build itself follows WCAG-minded practice: real headings, keyboard access, visible focus, readable contrast and text alternatives on photographs. These pages are built with US privacy and accessibility expectations in mind; they are a starting point your attorney can review, not legal advice.

The auction-specific pieces

Where a registration or inquiry form offers text-message updates, the consent wording is written with the TCPA in mind and the box is never pre-ticked. Each sale can link to its own terms and conditions of sale and buyer's premium page. The footer and lot pages have a place for your auctioneer license number where your state asks for it in advertising, and residential listings can carry an Equal Housing Opportunity statement. You supply the legal wording your attorney approves; we publish it consistently on every page it belongs on.

A client portal and revisions measured in days

5 revisions a month of any size, completed within 2 to 5 working days, requested from your client portal.

How a change actually gets made

You get a client portal the day your site goes live. From it you request revisions, raise a support ticket, send files such as new lot photos or updated terms, and message the team. 5 revisions are included every month, each completed within 2 to 5 working days, and a revision has no size limit: "build three new county pages" is one revision. Extra revisions are a flat fee each, with no hourly billing.

You never log in to the website

There is no editor to learn, no plugin to update and no password to share with a new hire. You describe the change; we make it, check it on a phone and a desktop, and publish it.

Available on: Lot Sheet, Sale Day, Full Docket

Moving from your current site without losing what ranks

We review your current site, rebuild what matters and redirect old URLs, so bookmarked lot pages and search rankings are not lost.

What we keep, and how old links keep working

Tell us your current site during onboarding and we review what is worth keeping: active lot pages, past sale results and pages that already rank in search. We rebuild what matters and set permanent redirects from old URLs to their new equivalents, so a bidder who bookmarked a listing, or a search result pointing at an old page, still lands somewhere useful.

What these features changed for firms

The preparation page for property auction viewings works because it keeps its focus. Visitors arrive knowing what the first discussion covers and what they should think about beforehand. The link now goes out with our reply to every new inquiry.
Geoffrey Mortimer, Viewings coordinator
Residential property auction house, Manchester, New Hampshire

Preparation guide and inquiry support for property auction viewings

The after-hours side of property auction viewings was an afterthought on the old site. Evening visitors leave structured information and an honest response time, nothing more promised. I arrive to a usable list instead of piecing together scraps from three channels.
Paula Wyndham, Auction day supervisor
Building land auction specialist, Overland Park, Kansas

After-hours inquiry capture for property auction viewings

The part I rate most highly is the form, not the visuals. It asks for property reference, viewing preference and buyer question before anything is sent, which is the information we used to chase by email. The first message is usually enough to act on now.

Questions

Questions about articles, the AI Engine, revisions and hosting

What counts as a revision, and what happens after five?

A revision is any change request you send, and there is no limit on how much goes into one. A new lot page, a new county page, updated sale terms, replaced photos, a status change from scheduled to sold: each is one revision, and so is something much larger. "Build three new county pages, here is the copy for each" is one revision, not three. 5 are included every month. After the fifth, each additional revision is a flat $20, with no cap on how many you can buy. Every revision is completed within 2 to 5 working days, whatever the size.

How do I actually request a change to a listing?

Raise it in your client portal. You describe the change and attach anything we need, whether that is a new photo set, a corrected opening bid or a status update, and it lands with the team as a tracked request. You can also email us and we log it for you. Unused revisions do not roll over to the next month.

What do the articles actually cover for an auction firm?

Auction process and terminology, what to expect at registration and on sale day, general context on the counties you serve, and plain-language explainers on sale formats like absolute, reserve and online-only bidding. Every figure is cited to a real source; we do not invent statistics to fill space. Lot Sheet and Sale Day run 2 researched articles a week at 2,500 to 3,200 words; Full Docket runs 3 a week.

Can we suggest article topics or ask for one to be corrected?

Yes. Send a topic or a correction through your client portal and it is handled as part of your regular article schedule for a topic suggestion, or as a priority fix for a correction. We are not attorneys or licensed auctioneers, so any article touching legal or procedural detail is written from public, cited sources rather than as advice for a specific transaction.

What does the AI Engine actually answer for a bidder?

On Sale Day and Full Docket, the AI receptionist, site chat and SMS, Messenger and Instagram AI agents answer common questions about registration steps, deposit requirements and general sale terms, day or night. They are configured never to give advice on a specific property, valuation or legal question, and to hand anything like that to a person on your team.

Do we get a record of what the AI agents were asked?

Yes, every call is summarized into a call-analysis PDF: who called, what they asked, and what they were told, so your team can review activity without listening to every recording.

What is A2P 10DLC and why does it matter for text messaging?

It is the carrier registration required in the United States before a business can send text messages at scale without them being flagged as spam. We file it for you as part of setting up the AI Engine's SMS agent, so texted registration confirmations and reminders actually reach a bidder's phone.

Is hosting an extra cost?

No. Hosting is included in the monthly fee and never billed separately. Your site runs on Cloudflare's global network with SSL, CDN, DDoS protection and unmetered bandwidth included, which matters on the days your traffic spikes hardest: the final hours before a sale closes.

Who is responsible for keeping the site online and secure?

We are. Managed hosting means we handle uptime, security patching and performance as part of the plan. You do not need a developer, a hosting account, or anyone on staff watching for outages.
