One call through your sale types, counties, current listings and registration terms. We agree the launch date on it.

Lot pages, county pages, registration form, hosting and the domain, all set up before anything is public.
You approve, we launch
Live in 7 to 15 days depending on plan. Nothing goes public until you have signed it off.

Nothing hidden in the invoice
One monthly fee. Hosting, SSL, the CDN, the domain and the weekly updates are inside it. The build fee is the only one-time charge we ever raise, and on this offer it is not raised.
Leaving is a two-day email
Email us at least 2 business days before your next invoice date, during business hours, and no further invoice is raised. No retention call, no exit fee.
Refunds, in writing
All sales are final except a duplicate or incorrect charge reported within 30 days. That is set out in full in our refund policy and our terms.

What exactly is waived?
The one-time build fee of $697. It normally covers the design and build of the site and is invoiced once, after launch. On an order placed by December 31, 2026 it is not invoiced at all. The monthly plan fee is unchanged.
What is due today, and what is due later?
When you order, the first month of your plan is charged by card through Stripe: $127 on Lot Sheet, $267 on Sale Day or $647 on Full Docket. Only the monthly plan is charged. Nothing is charged for the build itself, today or after launch. From there the same monthly fee is charged each month, with hosting, the domain, weekly lot updates and revisions inside it.
How long does the waiver run?
Until December 31, 2026. Orders placed on or before that date carry no build fee. We are naming a date rather than saying "limited time" so nobody has to guess, and the date is the same one the offer schema on this page carries.
When does the site go live?
7 days on Lot Sheet, 10 days on Sale Day and 15 days on Full Docket, counted from the onboarding call once we have your sale information. You approve the build before it goes live, and the launch date is agreed on that first call.
What do you need from me before you can start?
Your sale types and the counties you serve, the lots you want live at launch with their photos and terms, your registration and deposit requirements, your logo if you have one, and a contact for the person who signs off the build. If a piece is missing we start with the rest and slot it in.
Can I change plan after I order?
Yes, in either direction, from the next invoice. Moving up adds the AI Engine on Sale Day or the Content Engine on Full Docket without rebuilding anything, because all three plans are the same site underneath.
What if I am not happy with the build?
Revisions are how that gets fixed: 5 a month are included with no size limit per revision, turned around in 2 to 5 working days, and extra ones are a flat $20 each. If you want to stop altogether, email us at least 2 business days before your next invoice date and no further invoice is raised. Our refund policy sets out when a fee is refundable.
Does this stack with the Black Friday offer?
No, and it does not need to. The Black Friday week offer already includes this waiver and adds 30 percent off the monthly fee for 3 months on top of it, so you take whichever is open when you order rather than both at once.
